Five lie north of the city at Puerto Juárez, Punta Sam, Playa Mujeres and Costa Mujeres, and another five south of it on the Riviera Maya – two of those with a Playa del Carmen address. Around 69 kilometres separate the northernmost property in this selection from the southernmost. Entry rates run from 162 € to 753 € per night. The most useful thing to know about Cancún is the distance. On a list the selection looks like one city; in reality it is a stretch of coast around 69 kilometres long, from the SLS Playa Mujeres in the north to the Secrets Impression Moxché at Playa del Carmen. Anyone expecting the Zona Hotelera and landing south of Puerto Morelos has a daily drive they did not plan for.

Second, the price distribution: both extremes of our selection sit north of the city. The most expensive property (Hotel Mousai, 753 €) and the cheapest (SLS Cancun, 162 €) are only a few kilometres apart, so the rate tells you nothing about the location here.

Third: for the Riviera Maya proper we keep a separate page for Playa del Carmen with 14 properties. If you are heading south anyway, start there – the field is larger and reaches considerably higher.

On timing: December to April is dry and reliable, and the most expensive. May and November are the value windows. June to October falls within the Atlantic hurricane season, which is why rates are lowest then – ask us to check the cancellation terms before you commit.

The Zona Hotelera – Boulevard Kukulcán

Ten properties along the classic strip, roughly twelve kilometres from Punta Cancún in the north to Punta Nizuc in the south: the Hyatt Ziva Cancun (from around 520 €), the NIZUC Resort Cancun (504 €), the Hyatt Zilara Cancun (452 €), the Hilton Cancun Mar Caribe (398 €), the Marriott Cancun Resort (348 €), the Paradisus Cancún (341 €), the Kempinski Cancun (290 €), the InterContinental Presidente (273 €), the JW Marriott Cancun Resort (270 €) and the Live Aqua Cancun. This is the address to choose if you want to leave the hotel every day.


North of the city – Puerto Juárez, Punta Sam, Playa Mujeres, Costa Mujeres

Quieter and largely newer, at the cost of extra driving time: the Hotel Mousai Cancún (753 €, the most expensive in the selection), the St Regis Costa Mujeres Cancun (664 €), the SLS Playa Mujeres (364 €), the Garza Blanca Resort & Spa Cancun (318 €) and the SLS Cancun (162 €, the cheapest). This stretch holds both ends of our price range.


South of the city – the Riviera Maya as far as Playa del Carmen

Five properties south of the Zona Hotelera, between around 20 and 55 kilometres from Punta Nizuc: the Secrets Impression Moxché Playa del Carmen (701 €), the Fairmont Mayakoba Playa del Carmen (487 €), the Waldorf Astoria Cancun (369 €), the Hilton Cancun All-Inclusive Resort (328 €) and the Haven Riviera Cancún (269 €). The first two carry Playa del Carmen in the address outright – that is a destination of its own.


What that means for transfers

Cancún airport lies south of the city, which puts it close to everything to the south. The Zona Hotelera is 20 to 40 minutes away depending on the kilometre marker, Costa Mujeres and Playa Mujeres in the north more like 45 to 60, and Playa del Carmen in the south around an hour. Worth knowing if you land in the evening – and if you are travelling without a hire car, ask before booking rather than after.

The most expensive properties in Cancún – and where they actually are

The highest entry rate in our selection belongs to the Hotel Mousai Cancún at Punta Sam at around 753 € per night, with Ultra, Ultra Corner and Corner suite categories. Only two of the five are on the classic strip – the Hyatt Ziva at its northern end and the NIZUC at its southern one.

In Cancún, paying more therefore often means moving away from the centre of things rather than closer to it. That is not a judgement – if you want quiet, this is exactly what is on offer – but it is the information you need before booking.

What a night in Cancún costs

Entry rates in our selection run from 162 € at the SLS Cancun to 753 € at the Hotel Mousai Cancún. The median of the nineteen properties with a recorded rate is 364 €. Across the whole selection that is a factor of roughly four and a half between the two ends.

Below 300 €, alongside the SLS Cancun, sit the Kempinski Cancun (290 €), the InterContinental Presidente (273 €), the JW Marriott Cancun Resort (270 €) and the Haven Riviera Cancún (269 €).

One note for completeness: no entry rate is recorded with us for the Live Aqua Cancun. It therefore appears in none of the figures above – the range, the median and the ordering are all calculated across the nineteen properties that have one. Which area of Cancún should I stay in?

The name Cancún covers three very different stretches of coast.

The Zona Hotelera along Boulevard Kukulcán holds ten of our properties over roughly twelve kilometres and is the most practical base if you want to leave the hotel every day.

North of the city – Puerto Juárez, Punta Sam, Playa Mujeres and Costa Mujeres – stand five, quieter and largely newer, but with extra driving time.

And south, on the Riviera Maya, stand another five, two of them with a Playa del Carmen address – a destination of its own, for which we keep a separate page.

Are all of these hotels really in Cancún?

No, and we would rather say so beforehand. Ten of the twenty stand in the Zona Hotelera along Boulevard Kukulcán.

Five lie north of the city at Puerto Juárez, Punta Sam, Playa Mujeres and Costa Mujeres: the SLS Cancun, the Hotel Mousai, the SLS Playa Mujeres, the Garza Blanca and the St Regis Costa Mujeres.

Another five lie south of it on the Riviera Maya: the Haven Riviera Cancún, the Hilton Cancun All-Inclusive Resort, the Waldorf Astoria Cancun, plus the Fairmont Mayakoba and the Secrets Impression Moxché, both of which carry Playa del Carmen in the address.

Around 69 kilometres separate the northernmost property from the southernmost. If you are expecting the Zona Hotelera, that is worth knowing before you book.
