Mayakoba – lagoons, mangroves and the most peace

North of town, on the Carretera Federal Chetumal–Puerto Juárez, lies the Mayakoba estate. Rosewood Mayakoba and Banyan Tree Mayakoba share a landscape of waterways and beach sections here. If privacy matters more to you than short walks into town, this is the place – trips to the centre are made by car.


Kanai & Solidaridad – the newest stretch of coast

On Paseo Kanai in the north, The St. Regis Kanai Riviera Maya (Paseo Kanai 15) and The Riviera Maya EDITION at Kanai (Paseo Kanai 14) — the two most recent additions to our portfolio — stand directly next to each other. Also in the north, in Corasol, sits Secrets Moxché.


Xcaret, Grand Velas & Playacar – all-inclusive and parks

The large estates lie both north and south of the centre: Hotel Xcaret and Hotel Xcaret Arte at kilometre 282, the Grand Velas Riviera Maya at kilometre 62 and the Palafitos Overwater Bungalows at kilometre 55.3 – the only address in our Mexican portfolio with bungalows built over the water. In Playacar, the gated quarter south of town, Palmaia The House of AiA sits on Paseo Xaman-Ha.


Centro & Quinta Avenida – everything on foot

Only three properties are genuinely in town. The Thompson Playa del Carmen Main House on Calle 12 is, at around EUR 152 a night, also the most affordable entry on this coast; its Beach House on Calle 8 sits directly on the sand. The Paradisus Playa del Carmen on Quinta Avenida Norte combines an all-inclusive concept with a walkable location. From here you can also reach the ferry to Cozumel without a car.

What a luxury hotel in Playa del Carmen costs

The range is the widest in our Mexican portfolio: entry rates run from around EUR 152 a night at the Thompson Main House in the centre to around EUR 1,650 a night at Hotel Esencia, with a typical entry rate around EUR 653 a night. The difference is mostly a matter of concept: the town properties quote room-only rates, while the large coastal estates are predominantly all-inclusive, with meals and part of the programme already covered.

The season is clearly defined: December to April is high season, with the highest rates and the most reliable weather; May to November sits considerably lower but brings more rain and falls within the Atlantic hurricane season. If your dates are flexible, May and June usually offer the best balance. Both are the right choice when quiet matters more than a short walk into town.

When is the best time to visit the Riviera Maya?

Are there overwater bungalows on the Riviera Maya?

Exactly one property in our portfolio offers them: the Palafitos Overwater Bungalows at kilometre 55.3 of the Carretera Cancún–Tulum, with an entry rate around EUR 1,269 a night. If you want water in front of the terrace without staying over the open sea, Rosewood Mayakoba and its Deluxe Overwater Lagoon suites on the estate's canals are the alternative.
