New and freshly renovated: what Dubai’s new luxury hotels offer you
In Downtown and on the Marina, two new hotels have arrived in towers. Our pick is the Mandarin Oriental Downtown Dubai, open since November 2025 in UNStudio’s twisting Wasl Tower: on the 11th floor there is a 25-meter lap pool, on the 36th Yù & Mì serves Cantonese and Sichuan cooking, and on the 62nd LION grills over an open fire. If you want to stay up high, book the Ciel Dubai Marina, also open since November 2025; at 377 meters and 82 floors, it is among the tallest hotels in the world. The Tattu Sky Pool on Level 76 is temporarily out of use at the moment.
Mandarin Oriental Downtown Dubai · Rooms & suitesOn the beach, Jumeirah has gained a new landmark luxury hotel: the Jumeirah Marsa Al Arab Dubai opened in March 2025 on a reclaimed peninsula next to the Burj Al Arab. Shaun Killa designed it as a superyacht, its own marina has 82 berths, and every room looks out at the Burj Al Arab, the sea or the skyline. For stylish evenings we recommend the Delano Dubai on Bluewaters Island, open since October 2024 as the first Delano in the Middle East: furniture stands in the shallow water of its pool, and the Rose Bar is a new edition of the bar at the Delano Miami.
Atlantis The Royal Dubai · Rooms & suitesOn Palm Jumeirah, our pick is the Atlantis The Royal Dubai, opened on February 10, 2023 next to Atlantis The Palm: six towers stacked like building blocks, designed by Kohn Pedersen Fox and linked by a sky bridge with the Cloud 22 infinity pool on the 22nd floor. If wellness is your priority, keep an eye on the Six Senses The Palm Dubai on the West Crescent, the first Six Senses in the Emirates: a resort with 61 suites and a wellness club that includes a Longevity Clinic; since February 2026 it has been taking bookings for stays from September 2026.
New names at familiar addresses: the Banyan Tree Dubai on Bluewaters Island opened in 2018 as Caesars Palace and has carried its current name since November 2023. Since January 1, 2024, Kempinski has run two former Address hotels at Dubai Mall; our pick there is the Kempinski The Boulevard Dubai, with three pools on three levels. And since February 2025, Emaar has also run the Vida Dubai Mall, a lifestyle hotel with direct access to Dubai Mall and an infinity pool facing the Burj Khalifa.
On the Creek, a whole new district is taking shape, and if you are after a new 5-star hotel in Dubai, keep it in mind. In Dubai Creek Harbour, the Address Creek Harbour Dubai opened in 2023 as the district’s first five-star hotel, with an infinity pool reserved for hotel guests. The Palace Dubai Creek Harbour followed in May 2024 with a rooftop pool on Level 9 and a balcony for every room.
In Business Bay and Za’abeel: if you are staying longer or traveling with a pet, book the InterContinental Residences Dubai Business Bay, open since September 2024, with apartments that come with a kitchen and a whole floor for guests traveling with pets. Since February 2024, the SIRO One Za'abeel Dubai has offered a Recovery Lab instead of a classic spa.
Where Dubai’s luxury hotels are currently being renovated, it pays to check the calendar. The Park Hyatt Dubai on the Creek has been closed since May 1, 2026 for the final phase of its renovation and is set to reopen in the fourth quarter of 2026. The Jumeirah Zabeel Saray Dubai on the Palm is being renovated in phases until early 2027; until then, only Zenzi Beach and Zabeel Social are open among its venues, while the Royal Villas and the Talise Ottoman Spa stay open too. While the hotel stays open, all 1,608 rooms and suites at the JW Marriott Marquis Hotel Dubai have been redesigned tower by tower since April 2026. The Lapita Dubai Parks Dubai at Dubai Parks and Resorts reopened on September 21, 2026 after a break of around four months, and the theme parks follow on October 7, 2026.

Address Beach Resort Dubai · PoolHigh above the city: our pick is the Address Beach Resort Dubai on JBR. Its infinity pool sits on the skybridge on the 77th floor, 293.9 meters above the ground; according to Guinness World Records it is among the highest outdoor infinity pools in the world, and it is reserved for guests aged 14 and over. At the Address Sky View Dubai, a sky bridge on Level 54 links two towers and holds an infinity pool around 70 meters long with views of the Burj Khalifa. At the Atlantis The Royal Dubai you swim in Cloud 22 on the 22nd floor, for a fee even as a hotel guest.
Address Dubai Mall · PoolWith a view of the Burj Khalifa, you can swim at several luxury hotels in Downtown. For families we recommend the Address Dubai Mall, with one family and one adults-only infinity pool, and for couples the Address Downtown Dubai, whose infinity pool is reserved for adults. In the financial district, the Waldorf Astoria Dubai International Financial Centre has its pool of around 20 meters with a Jacuzzi on Level 18.
The big pool landscapes belong to the luxury hotels on the beaches. For families on the Palm we recommend the Waldorf Astoria Dubai Palm Jumeirah, which pairs a cloud-shaped family pool with an adults-only lap pool. The Sofitel Dubai The Palm has six temperature-controlled pools, and at the Fairmont The Palm Dubai eight pools are spread across the resort.
On the beach at Jumeirah and JBR, the Jumeirah Al Naseem Dubai has five pools, including an adults-only pool that some rooms open straight onto. The Ritz-Carlton Dubai has six, including La Baie for adults only, with a swim-up bar and cabanas.
Special pools: at some luxury hotels in Dubai, the pool itself is the experience. At the Sofitel Dubai The Obelisk it is shaped like an Egyptian ankh, the key of life, with two cabanas that have their own Jacuzzi. The InterContinental Dubai - Festival City has a glass-bottomed pool that juts out from the façade over the Creek, and at the Vida Creek Beach Dubai the Crystal Lagoon with its sandy beach and wave machine is reserved for hotel guests.

Raffles The Palm Dubai · SpaThe large spas: among the largest spas at Dubai’s luxury hotels is the Waldorf Astoria Spa at the Waldorf Astoria Dubai Palm Jumeirah. The spa covers more than 3,200 m², with hydrotherapy and thermal areas and private spa suites with their own thermal bath. Our pick for a spa day close to the city is the Mandarin Oriental Jumeirah Dubai: around 2,000 m² with a hammam, a vitality pool and tepidarium loungers, with access from age 16. Couples will find around 1,700 m² with a hammam and indoor pool at the Bvlgari Resort Dubai.
For whole spa days on the Palm we recommend the Cinq Mondes Spa at the Raffles The Palm Dubai, at 3,000 m², with 23 treatment rooms, two traditional hammams and a large indoor pool. At the JW Marriott Marquis Hotel Dubai, the Saray Spa takes up the entire third floor of both towers, with two private hammam rooms and a floatation pool modeled on the Dead Sea.
Longevity, cold and detox: at the One&Only One Za'abeel Dubai, the first Longevity Hub by Clinique La Prairie in the Emirates spreads over three floors. Luxury hotels with a history: from the 1997 wave tower to the pyramid in Wafi
Dubai’s hotel history is young, but several famous hotels in Dubai have already become landmarks. In 1997 the Jumeirah Beach Hotel Dubai opened with its wave-shaped tower as one of the city’s first modern luxury resorts, two years before the neighboring Burj Al Arab. In September 1998, The Ritz-Carlton Dubai followed on what is now The Walk, at a time when Dubai Marina and Palm Jumeirah did not yet exist. In 1999 the Al Maha Resort Dubai opened in the Dubai Desert Conservation Reserve; the oryx, al maha in Arabic, gave the hotel its name. So if you are looking for a 5-star hotel in Dubai with a past, you count in decades, not centuries.
Jumeirah Beach Hotel Dubai · JumeirahWith the new millennium, Dubai’s luxury hotels moved into towers. In April 2000 the two Emirates Towers opened on Sheikh Zayed Road, at the time among the tallest buildings in the city; the Jumeirah Emirates Tower Dubai occupies the smaller of the two. In 2002, The Fairmont Dubai opened as the first purpose-built hotel on Sheikh Zayed Road and soon became a nightlife hotspot, and in 2003 the tower of the Shangri-La Dubai was completed.
Jumeirah Al Naseem Dubai · Al Sufouh 1In 2004, Madinat Jumeirah rose in Umm Suqeim, modeled on an Arabian town, with 5.4 kilometers of waterways plied by abras. The first hotel to be completed was the Jumeirah Mina Al Salam Dubai, the “harbor of peace”, followed by the Jumeirah Al Qasr Dubai, modeled on an Arabian summer palace. The final piece followed on December 1, 2016: the Jumeirah Al Naseem Dubai.
On the Marina, the Grosvenor House Dubai opened on June 21, 2005 as the district’s first hotel, named after Grosvenor House in London; its twin tower followed in 2011. In April 2006 came the Kempinski Mall of the Emirates Dubai, the first hotel tower at Mall of the Emirates, a few months after Ski Dubai; from 19 Aspen Chalets, guests still look out onto the indoor ski slope today.
In 2007 the Raffles Dubai opened in a building inspired by the pyramids of Egypt, with a glass tip. In 2008 the tower of the Address Downtown Dubai next to the Burj Khalifa was completed; after a façade fire on New Year’s Eve 2015, the hotel was comprehensively restored and reopened in June 2018.
